We’ve all seen the statistics.

The latest one that had our world talking was the recent report from Inman that revealed the results from a Redfin survey:

71% of all agents didn't close one transaction in 2024.

Does that compute for you? Do you get what that means?

Let me share how most read that…

Most read it as:

“Wow, this business is hard, that’s a huge failure rate,

maybe that’s why I’m struggling?”

The other way to read that… the way I did and the people I spend time with and get in rooms with read it is:

Only 29% of all agents are actually out there successfully competing for business.

What that means is that all the competition you thought

was out there, isn’t!

I promise you that if you take the time to slow down, dive deeper, you’ll grow your business faster and bigger with less stress than you ever have before.

That means more leads, less objections, owning your time, and closing more deals.

What I also can tell you, is that it doesn’t take months or years to turn your business around. I know this because I’ve seen it and done it myself countless times. It’s up to you how long it will take to see results. Remember: information without action is useless.

Right now, we’re in a time of opportunity, but most won’t see it because they don’t understand where it’s showing up and are too paralyzed by their emotions to see it. But it’s there, and there is a path forward.

See, selling houses is just the end result of the things we do.

What we do goes way deeper than reading reports, filling out forms, and dealing with people's bad days.

What we do is manage one of the most complex transactions any person will go through in their entire life.

I know some of you, the most sceptical ones of you, are thinking,

“Real estate isn’t that complex,”

"Yes! He gets it.”

For those of you who say it’s not that complex:

it’s not if we’re talking just about the numbers...

What makes it complex is the human aspect and everything that goes along with human thinking, behavior, and tendencies.

For those of you who said yes, he gets it:

I do because, like I said before, I’m still doing it and don’t plan to stop doing it for at least another 20 years.

Ok, what this isn’t, is lessons on psychology to teach you some magic words or mental hack to put people under your spell and get them to do what you want.

What this is, are weekly tips of things you should be paying attention to, things you should be learning, and one specific thing to do to grow your business and another to improve your processes.

WHAT DOES THAT LOOK LIKE?

Every Saturday, it's one email with detailed step by step tactics that will show you exactly what to do.

These will be strategies and tactics that could take as little as a few minutes or as long as a few hours. You get to pick what you want to use in your business and they’ll be different options for every level of time commitment you’re ready and able to make.

WHAT DO I MEAN?

One of the agents I was helping hadn’t touched her database for 12 months. No drips, no calls, and no kind of reach outs at all.

It’s not that she was lazy or didn’t care, life got in the way like it does with all of us sometimes, and she got hit with some personal issues that prevented her from focusing on her business, but was ready to get back to it.

She wondered if all those leads were dead. Was it just another pile of cash she had invested that wasn’t going to give her any kind of return?

Well, I wrote her one email that was plain text, clear-speaking, asking where everyone stood and acknowledging that she had dropped the ball with them.

What she got was a response that was better than even I expected. She picked up three new clients from that one email to that neglected database.

That’s the type of stuff I’ll be sharing.

So you can finally feel like you’re in control of your lead gen, like your systems are working as they should, and like you’re leveraging technology for your benefit... not like it’s leveraging you for your wallet.

Most of these tips won’t be complicated and will be more like just looking at things a different way. Like when I was training a VA for one of my clients who was doing cold outreach for them to get potential listing appointments with for sale by owners and expired listings... the VA was trying to list the person on the phone instead of just getting the agent in the door.

Obvious, right? Well, it’s really not to most people, and if you read the scripts that people use to call these type of leads you’ll see what I mean. Maybe you’re using these scripts, and if you are, don’t feel bad. It’s not your fault because when it comes to training agents and brokers in real estate, everyone just teaches sales no strategy.

What I taught the VA’s was instead of asking if they were still interested in selling, which is the default script everyone is taught, let them know that their agent had a interested client who was an investor and when would be a good time for them to come by and do a quick walkthrough? Now for this to work… you have to have investors ready to buy properties and you have to know how to position yourself as the best solution once you get there. It’s a process, and I’ll be sharing that too.

I won't be holding anything back, and there will always be two versions of the advice:

First, an organic strategy version that doesn’t cost you anything but effort to execute and get results.

Then, for those of you who want faster results and have the budget to invest in your business right now, a second version that shows you how to use paid ads and different types of paid traffic to help you get faster results and do so effectively without having to blow thousands on ads and paid strategies that used to work but don’t work in today's market.

It’s up to you what road you take; it’s your adventure to pick and your business to run however you see fit to do so.

Regardless what version of the advice you take, you can change your business overnight. These aren’t fluff pieces or theories. They are tested tactics that are being used right now.

Some will seem contrary to what everyone else is telling you to do, and that’s why they work.

For example, everyone talks about speed to lead when it comes to online ads right?

Well, we did a six month test case, where we didn’t call Facebook leads till the day after they had opted in. When we reached them, we told them we were calling because the other day, they had been searching online. We wanted to make sure they found what they were looking for and wanted to know if there was something specific regarding their property search that they were looking for that they couldn’t find?

Just waiting that extra day gave us better conversations, made our conversions double, and removed that sound of dread in their voice when we called as soon as they opted in. Think about it: Don’t you think when their phone rings right away that they aren’t thinking… Dammit! I shouldn’t have hit submit!?

It’s your business and you can keep running it like you are or maybe letting it run you. It’s your choice, but think about this...

Worst case scenario, you do nothing but just read the emails and get a glimpse of what others are doing and what’s happening. In the best case scenario, you take what I share and grow your business and efficiency in ways you never even thought were actually possible.

I get it; we all set goals and have dreams of the lives and businesses we want.

What comes with those goals and dreams, though, is self-doubt.

We all suffer from it and get crushed because of it.
